Features of Bed And Breakfast Insurance

Standard cover

Liability insurance for bed and breakfast venues

If your bed and breakfast guest suffers an accident on your property, and it’s linked to their stay, we will cover for up to £2m for third party claims.

Cover for guests’ belongings

We can cover your guests’ possessions up to a value of £1,000 in any one insured period, with a maximum of £1,000 in a year. This means you can make multiple claims but is capped at £1,000 until you renew your policy. This covers most luggage items including phones, laptops, jewellery and cosmetics. However, we are unable to cover your guest’s personal cash.

Loss of booking income

Our policy insures you for up to £100 per week for up to eight weeks to help your business tick along while repairs are made for escape of water and fire insured events.

Alternative accommodation cover

If your bed and breakfast property is your main residence and it becomes uninhabitable our policy can help towards covering the cost of getting you comfortable and safe.

Additional cover

Homecare emergency cover

You can add homecare emergency cover to your policy which gives you access to a 24-hour helpline and a network of reliable UK tradespeople.

Question

I have guests stay with me, but I don’t charge them. Do I still need this insurance?

Answer

For unrelated guests that stay in your property at no charge you would not need this extra cover. Always check the terms of your current home insurance to confirm if it covers your requirements.

How many guests can I have at one time?

Answer

This particular policy is limited to ten guests staying in five rooms. Unfortunately, this policy does not cover six people in six rooms or anything over ten people in your B&B at any one time. If you require more cover for more guests or rooms, please still get in touch and we’ll source you a more suitable policy.

Can I claim if my guest doesn’t pay?

Answer

Our B&B insurance policy does include loss of income but only in the case of an insured peril such as escape of water or fire. If a guest stays with you but refuses to pay, we are unable to pay out for this circumstance.

Do you offer home emergency cover?

Answer

Yes, you can add cover for home emergencies to your property insurance policy.

Three levels of home emergency cover, starting with emergency repairs to the primary heating system at your property

Extend to include emergency repairs to your drainage and water services, securing broken windows and doors - and dealing with pest infestations

Access to a 24-hour helpline and network of reliable UK tradespeople
