It’s not always straightforward to find a reputable contractor at short notice and even if you do it can be expensive. Landlords home emergency cover provides you with a low cost solution ensuring help is always available when you need it most.

What does landlord home emergency cover include?

With one call an approved contractor will come to your rented property and make emergency repairs if your property is affected by an unforeseen domestic emergency.

The policy will pay up to £500 for all contractor’s costs, charges, and parts and materials used relating to the same emergency.

The policy includes all the following domestic emergencies:

  • The complete breakdown of the heating system
  • Plumbing and drainage problems
  • Damage which affects your property's security, including locks and windows
  • If the only toilet is broken
  • Loss of the power supply
  • Lost keys
  • Vermin infestation

In addition the policy can provide alternative overnight accommodation (up to £250) for your tenants if your property is unsafe or uncomfortable to stay in.

What isn’t included in landlord home emergency cover?

  • Events that do not result in the property becoming damaged, unsafe or unsecure to stay in
  • Contractor’s costs that you incur without our consent
  • The costs of reinstatement or redecorating the property where damage has been caused
  • Wear and tear, day-to-day maintenance and making permanent repairs once the emergency has been dealt with
  • Heating breakdown if the boiler is more than 15 years old
  • Warm air, LPG and solar heating
  • Leaking appliances
  • Roof damage

If there is an unexpected emergency such as a burst pipe or boiler breakdown, you will want to put things right as quickly as possible to protect your property from further damage and make the property safe and comfortable for your tenants to live in.

How much does landlord home emergency cover cost?

Landlord's home emergency cover costs £79.99 (including IPT of 12%) per property, per year. We will pay up to £500 per claim in total and cover:

  • Contractor’s call-out fee
  • Labour costs
  • Parts and repair materials
  • Cost of alternative accommodation up to £250

One policy covering burst pipes, complete failure of gas boilers, central heating systems and main services. The policy also provides cover for lost keys and damage or failure of external doors, windows or locks posing a security risk to the property, as well as removal of vermin infestations.

Overnight accommodation costs for your tenants (including transport there) for up to £250 including VAT following a property emergency which makes the property unsafe, unsecure or uncomfortable to stay in overnight.

Landlord home emergency insurance FAQs

Yes, your tenants can call us directly. All they need to provide is the policy number (make sure that you provide this to them) and the address they live at.

No, landlord emergency cover insurance cannot be bought in isolation but it is an add-on you can choose when you buy a residential landlords insurance policy. You can also add it to an existing landlords policy midterm; you don’t have to wait until renewal.

Our policy is not suitable for: Holiday Homes, House of Multiple Occupancy (HMO), Commercial Properties and Non UK based Properties.

The policy does not cover;

  • Events that do not result in the property becoming damaged, unsafe or unsecure to stay in.
  • Contractor’s costs that you incur without our consent.
  • The costs of reinstatement or redecorating the property where damage has been caused.
  • Wear and tear, day-to-day maintenance and making permanent repairs once the emergency has been dealt with.
  • Heating breakdown if the boiler is more than 15 years old.
  • Warm air, LPG and solar heating.
  • Leaking appliances.

These are important restrictions to the policy you should be aware of;

  • Cover applies only for the contractor’s call out charge, labour costs, repair materials, replacement parts where we have agreed it is necessary and up to the sum shown in your policy wording.
  • Your tenant(s) will have to pay the alternative accommodation costs and send the receipt to you, to forward to us to be reimbursed.
  • If you do not purchase this policy when you take out your landlords building insurance policy, a 14 day waiting period will apply
