As the cost of living increases, many people are turning their sights to UK-based holidays and short breaks rather than travelling abroad, with 80% of Brits considering UK holidays in 2025.
If you own a holiday home in the UK for personal use, it’s the perfect time to consider letting it out when you’re not using it, as it can be a lucrative source of income.
In this article, we look at the emerging trends for UK holiday homes in 2025, and suggest ways in which you can make your property appeal to holidaymakers.
Is your property eco-friendly? Perhaps you’ve considered adding solar panels to your holiday home. Not only is this a great way to cut the price of energy bills, but it also adds appeal to holidaymakers looking for more eco-friendly properties to rent.
Low energy appliances are also gaining favour as owners look to cut energy costs. Offering green welcome packs is an effective way to reduce wastage and environmental impact – they may cost more than cheaper welcome packs, but guests seeking eco-certified stays are willing to pay more for sustainable options.
Demand for EV charging points is also rising, yet only ~5% of properties offer them – adding EV charging points would be a major draw for environmentally conscious guests, especially as the number of electric vehicles on the roads continues to increase.
Do you take your furry friend to your holiday home? You’re not the only one. Pet-friendly properties earn 18% more revenue and attract more bookings, so it’s worth considering letting guests bring their dogs along with them.
If you can offer features like enclosed gardens, outdoor showers, and dog welcome packs, these will also appeal to guests looking to bring their dogs on a short break.
Holiday homes aren’t just for summer. Wood burners, spa-style bathrooms, and fire pits are popular for off-season appeal. If you’ve got a hot tub, that can boost revenue by up to 37%.
Wi-fi connectivity is also increasingly important - 27% of guests consider good Wi-Fi or technology when booking a property, so if you’ve got fast Wi-Fi installed, that will offer a real boost to your property’s appeal.
As noted above, staycations and UK breaks are increasing in demand - last-minute bookings are also up, with 30% made within 4 weeks of travel. With short breaks now making up 32% of all bookings, it’s never been a better time to consider letting out your holiday home.
Despite regulatory changes, property owners remain optimistic and are expanding their portfolios, as holiday lets are still a solid investment, with strong domestic demand. It’s a good time to consider buying a holiday home, or letting your own out to holidaymakers – especially if you keep up with what’s trending.
