Paying by direct debit is an affordable and convenient way to pay for your policy. Through our preferred provider, Premium Credit Limited (PCL)*, you have the option of setting up a Direct Debit to pay your premium in equal monthly instalments.

Unoccupied insurance exclusions

  • The first £250 of each and every claim (standard excess)

  • The first £1,000 of each and every claim for subsidence/heave/landslip claims

  • The first £1,000 of each and every claim for escape of water (unless the heating is left on, in which case the excess is increased to £2,500)

  • The property must be in a good state of repair

  • Properties should not be boarded up and should appear tidy from the outside

  • All properties must have key window locks and 5-lever mortise deadlocks

  • Major works e.g. extensions, structural repairs. Roofing can be considered for limited perils only

  • Damage caused by contractors (contractors should have their own insurance)

Unoccupied insurance FAQs

What if I only need to insure the property for a short period of time?

Our unoccupied home insurance policy is very flexible and we can insure for 3, 6, 9, and 12 months at a time. Selling the property or undergoing probate can be a lengthy process which is why we are flexible.

Why can't I get standard buildings and contents cover for my unoccupied home?

Most providers will not insure properties which are left unoccupied for more than 30 days at a time, which is why you need to come to a specialist provider.

What if I work away and my property is left unoccupied for months at a time?

Your best bet is to speak to one of our advisors on 0844 892 1750 and explain your circumstances to make sure you get the right level of cover.

Can I still arrange insurance even though the property is being renovated?

I have some items of furniture in the unoccupied property - are these covered?

We can offer cover on contents up to £20,000 so your furniture will be covered as long as it does not exceed this amount.

The property is going through probate, how can I arrange insurance?

If you are the executor you can arrange insurance with us over the phone. We can get the property insured straightaway so you have one less thing to worry about.

Does this policy include property owners liability insurance?

Yes. Our policy automatically provides employers liability cover of up to £2 million.

My current insurer won't cover me - can I arrange insurance ASAP?

Yes. We can arrange instant cover. You can do this over the phone or online.

How much should I insure my unoccupied property for?

For your buildings you need to take into consideration not only the cost of rebuilding the main property but also any outbuildings, swimming pools, boundary walls etc. The value should include solicitor and surveyor fees and demolition costs. With your contents you need to consider all household goods and personal property within your unoccupied property and how much you would have to pay to replace them as new. We make a deduction for wear and tear for clothing and linen.

What do I do if I need to cancel my cover?

You are entitled to a full refund of the premium paid if you find the policy unsuitable for your needs and cancel it within 14 days of receipt of your policy documents (as long as no claims have been made). If you need to cancel your cover you will be charged relevant administration costs for setting up the policy.

If you cancel your cover after the 14 day period the following cancellation conditions apply:


  • If the policy has been issued on a short term basis (90, 182, or 273 days duration) there will be no premium refund in the event of cancellation.

  • If the policy has been issued on an annual basis (12 months) the Insurer will retain a charge of 50% of the pro rata return of premium.

  • Where a claim has been made during the current period of insurance no refund or credit of premium will be due.

Please call us or notify us in writing with the reason for cancellation and state the date from which you need cover to cease. Remember, if your policy is in more than one name, all policyholders will need to sign the letter. Our dedicated claims professionals are all trained and experienced in managing property insurance claims and are available from Monday to Friday, 8.30am to 5.30pm.

Your unoccupied property insurance claim

When it comes to our claims service you can be assured that we will react quickly and professionally. We are committed to keeping your claim moving forward, allowing you to get your home back in shape as quickly as possible, normally within our average claims lifecycle of just 22 days.

With no claims forms for you to fill in, simply call us using the number in your policy documents and our team will talk you through the details of your claim. We will advise and guide you through the next steps and will stay in regular contact with you right the way through to a fair and honest settlement.

In line with our service pledge, we will act within 24 hours of being notified of your claim and within five days if you provide us with new information on an existing claim. If a loss adjuster is required we will appoint you one. As with all of our suppliers, they will be in contact with you within 24 hours to ensure your claim runs quickly and smoothly. 

Furthermore, when it comes to appointing suppliers, you have two options. You can choose to use one of our approved suppliers, allowing us to take the financial and organisation burden from you, or you can use your own contractors and we will pay them directly.

As I put in a claim because of damage caused by blocked drains which, in turn resulted in a flood of sewage and also of clean water, I fully expected an assessor to call, view and to offer alternative accommodation whilst the problem was resolved.

This did not happen and although Towergate has agreed to pay the sum quoted for replacement of the damaged items I have had to live in chaos for over one month and with a further period of another month before the situation returns to normal.
