Properties left unoccupied for more than 30 days need a little more love from their insurers, read up on what we can do:

Choose the cover that suits you

Not only are there three, six, nine and twelve month policies to choose between but there are also three levels of cover available. All of the policies include property owner’s liability and subsidence cover. It’s also important to check the excess that applies to each aspect of cover as these may vary from feature to feature.

Insure for a variety of circumstances

We understand there are many reasons why you might need to leave a property empty for a period of time. On that basis we’re flexible with the different circumstances we can provide cover for. Whether you’re renovating, selling your home or between tenancies we are here to help. Just note, the policy may offer limited cover for larger projects such as structural repairs, roofing and other major works.

Need a little something more?

We know you might want to cover more than your property by itself and so our policies include cover for your contents up to £40,000 and cover for any legal expenses you may incur up to £50,000. Thinking of letting the property out? Talk to us about our landlord and tenants contents insurance as well.

Great for executors or those with powers of attorney

If you've suddenly found yourself dealing with an unoccupied property as an executor or with the power of attorney, rest assured that with our understanding of the system and how it works, we can support every step along the way.

These are just some of the key features and exclusions, full details will be found in your policy wording.Show policy documents

They actually phoned me in the US to renew my policy - I'd kept meaning to call them from the reminder emails and kept forgetting - the fact that they'll phone international is pretty impressive; a lot of companies don't even have that facility.

FAQs

Do I need unoccupied property insurance?

You will likely need unoccupied property insurance if you property is going to be unoccupied for a period of 30 days or more.

See our unoccupied property video guide to learn more about unoccupied property insurance.

Why doesn't standard buildings and contents insurance cover my unoccupied home?

Most providers will not insure or may reduce cover for properties which are left unoccupied for more than 30 days at a time. Cover from insurers who specifically deal with unoccupied properties is catered towards risks associated with unoccupied property in particular.

Can I get instant coverage for my unoccupied property?

Yes. We can arrange instant cover. You can do this over the phone or online.

How much should I insure my unoccupied property for?

For your buildings you need to take into consideration not only the cost of rebuilding the main property but also any outbuildings, swimming pools, boundary walls etc. The value should include solicitor and surveyor fees and demolition costs. With your contents you need to consider all household goods and personal property within your unoccupied property and how much you would have to pay to replace them as new. We make a deduction for wear and tear for clothing and linen.

How can I cancel my cover?

You are entitled to a full refund of the premium paid if you find the policy unsuitable for your needs and cancel it within 14 days of receipt of your policy documents (as long as no claims have been made). If you need to cancel your cover you will be charged relevant administration costs for setting up the policy.
If you cancel your cover after the 14 day period the following cancellation conditions apply:
If the policy has been issued on a short term basis (90, 182, or 273 days duration) there will be no premium refund in the event of cancellation. If the policy has been issued on an annual basis (12 months) the Insurer will retain a charge of 50% of the pro rata return of premium. Where a claim has been made during the current period of insurance no refund or credit of premium will be due.
Please call us or notify us in writing with the reason for cancellation and state the date from which you need cover to cease. Remember, if your policy is in more than one name, all policyholders will need to sign the letter. If you have any other queries please don't hesitate to contact the customer services team.
