Choose the cover that suits you

Not only are there three, six, nine and twelve month policies to choose between but there are also three levels of cover available. All of the policies include property owner’s liability, contents cover and subsidence. It’s also important to check the excess that applies to each aspect of cover as these may vary from feature to feature.

Insure for a variety of circumstances

We understand there are many reasons why you might need to leave a property empty for a period of time. On that basis we’re flexible with the different circumstances we can provide cover for. Whether you’re decorating, installing new plumbing or central heating, selling your home, abroad or hospitalised we are here to help. Just note, the policy may offer limited cover for larger projects such as structural repairs, roofing and other major works.

It’s likely that you’ll want to cover more than just your home, especially whilst you’re not there to keep an eye on things. The policy includes contents cover up to £20,000 in the home and up to £500 for contents stored in garages and outbuildings.

Property owner’s liability Insurance

This is vital for all property owners so we ensure it is included on every home and property policy. If a member of the public were to injure themselves, or should third party property be damaged as a consequence of an accident linked to your premises, this cover would ensure you can cover costs and damages associated with a subsequent claim. This cover does not apply to members of your family.

It's the moment of truth, you need to make a claim:

We have a dedicated claims team on hand from 8.30am-5.30pm Monday to Friday with the exception of bank holidays. They are experienced in handling property related claims so when you call, you’ll know they understand.

We pledge to act within 24 hours of receiving your claim and within five days if you provide new information on an existing claim. Our approved suppliers and loss adjusters will also ensure they contact you within 24 hours to ensure your claim is handled with utmost efficiency and ease.

Furthermore we believe in giving you options, you can choose to use an approved supplier and we will organise repairs and finance, or select your own contractors and we will pay them directly.

your service I suppose is good since not al insurance companies specialise in empty property insurance. However I found the endless questions difficult to answer, and the one hour on the telephone just to get a quote is far far too long. Had I not been desperate to get the property covered asap I would have hung up. I had been told it would take 10 mins!! The insurance was very expensive. I was asked questions I couldn't possibly answer like compliance with BSI standards. I regarded the transaction as necessary but a real pain

Why can't I get standard buildings and contents cover for my unoccupied home?

Most providers will not insure or may reduce cover for properties which are left unoccupied for more than 30 days at a time. Cover from insurers who specifically deal with unoccupied properties is catered towards risks associated with unoccupied property in particular.

My current insurer won't cover me - can I arrange insurance ASAP?

Yes. We can arrange instant cover. You can do this over the phone or online.

How much should I insure my unoccupied property for?

For your buildings you need to take into consideration not only the cost of rebuilding the main property but also any outbuildings, swimming pools, boundary walls etc. The value should include solicitor and surveyor fees and demolition costs. With your contents you need to consider all household goods and personal property within your unoccupied property and how much you would have to pay to replace them as new. We make a deduction for wear and tear for clothing and linen.

What do I do if I need to cancel my cover?

You are entitled to a full refund of the premium paid if you find the policy unsuitable for your needs and cancel it within 14 days of receipt of your policy documents (as long as no claims have been made). If you need to cancel your cover you will be charged relevant administration costs for setting up the policy.
If you cancel your cover after the 14 day period the following cancellation conditions apply:
If the policy has been issued on a short term basis (90, 182, or 273 days duration) there will be no premium refund in the event of cancellation. If the policy has been issued on an annual basis (12 months) the Insurer will retain a charge of 50% of the pro rata return of premium. Where a claim has been made during the current period of insurance no refund or credit of premium will be due.
Please call us or notify us in writing with the reason for cancellation and state the date from which you need cover to cease. Remember, if your policy is in more than one name, all policyholders will need to sign the letter. If you have any other queries please don't hesitate to contact the customer services team.

How can I pay for my premium?
