Short and long-term unoccupied property insurance policies

Not only are there three, six, nine and twelve-month unoccupied home insurance policies to choose between but there are also three levels of cover available. It’s important to check the excess that applies to each aspect of cover as these may vary from feature to feature.

Insure for a variety of circumstances

Whether it’s your home - or a rental property - we understand there are many reasons why you might need to leave a property empty for a period of time. On that basis we’re flexible with the different circumstances we can provide cover for. Whether you’re renovating, selling your home or between tenancies we are here to help. Just note, the empty house insurance policy may offer limited cover for larger projects such as structural repairs, roofing and other major works.

Contents and legal insurance for your unoccupied property

We know you might want to cover more than your property by itself and so our policies can be extended to include cover for your contents up to £100,000 and cover for any legal expenses you may incur up to £50,000. Unoccupied Property Insurance Claims

We have a dedicated claims team on hand from 8.30am-5.30pm Monday to Friday with the exception of bank holidays. They are experienced in handling property related claims so when you call, you’ll know they understand.

Once you’ve reported a claim, the team will aim to call you back within 24 hours* to take you through the next steps.

*Please note that if you report your claim over a weekend, the team will aim to call you back on the following Tuesday.

What happens if I cannot visit my unoccupied property during the Covid-19 pandemic?

We understand that due to the Covid-19 outbreak you may be unable to visit your property. Read our FAQs for this situation.

Do I still have to check my unoccupied property every 7 days during the Covid-19 lockdown?

If you or your designated are unable to visit your property entirely as a result during the current period of government-enforced self-isolation/lockdown of Covid-19, and you have taken reasonable steps to try to protect the property, the unoccupied property inspection element of your policy may be suspended. Please speak to your adviser to confirm.

Do you offer home emergency cover?

Yes, you can add cover for home emergencies to your property insurance policy.

  • Three levels of home emergency cover, starting with emergency repairs to the primary heating system at your property
  • Extend to include emergency repairs to your drainage and water services, securing broken windows and doors - and dealing with pest infestations
  • Access to a 24-hour helpline and network of reliable UK tradespeople

Can you cover unoccupied commercial properties?

  • Yes, commercial properties which are left unoccupied can be considered for cover. This is a slightly different policy and may become commercial property insurance depending on the circumstances, but call the team and talk us through your need and we'll try and help any way we can.

  • Do I need unoccupied property insurance?

  • You will likely need unoccupied property insurance if your property is going to be unoccupied for a period of 30 days or more. If you are unsure whether you need unoccupied property insurance, please call us for advice.

  • Why doesn't standard buildings and contents insurance cover my unoccupied home?

  • Most providers will not insure or may reduce cover for properties which are left unoccupied for more than 30 days at a time. Cover from insurers who specifically deal with unoccupied properties is catered towards risks particularly common when a building is left vacant.

  • Can I get instant coverage for my unoccupied property?

  • Yes. We can arrange instant cover. You can do this over the phone or online.

  • How much should I insure my unoccupied property for?

  • For your buildings you need to take into consideration not only the cost of rebuilding the main property but also any outbuildings, swimming pools, boundary walls etc. The value should include solicitor and surveyor fees and demolition costs. With your contents you need to consider all household goods and personal property within your unoccupied property and how much you would have to pay to replace them as new. We make a deduction for wear and tear for clothing and linen in the event of a claim.

  • How can I cancel my cover?

  • You are entitled to a full refund of the premium paid if you cancel it within 14 days of receipt of your policy documents (as long as no claims have been made). If you need to cancel your cover you will be charged relevant administration costs for setting up the policy.

  • If you cancel your cover after the 14 day period the following cancellation conditions apply:

    • If the policy has been issued on a short term basis (three, six, or nine months) there will be no premium refund in the event of cancellation.

    • If the policy has been issued on an annual basis (12 months) the Insurer will provide a pro rata return of premium.

    • Where a claim has been made during the current period of insurance no refund or credit of premium will be due.

  • Please call us or notify us in writing with the reason for cancellation and state the date from which you need cover to cease. Remember, if your policy is in more than one name, all policyholders will need to sign the letter. If you have any other queries please don't hesitate to contact the customer services team.

  • How can I pay for my premium?

  • All policies can be paid for by either debit or credit card. 12-month policies also have a direct debit option available.
